Do I have to live in Cyprus?
No. Visiting Cyprus once every two years is enough to keep your residency.
Can the property be under construction?
Yes. What matters is that at least €300,000 (excluding VAT) has been paid when you apply, regardless of the delivery date.
Does the €300,000 include VAT?
No. The €300,000 minimum is calculated excluding VAT.
How long does it take?
About two months from a complete application, per the Civil Registry and Migration Department.
Can I buy a resale property?
Residential property must be a first sale from a developer. Commercial property (offices, shops) can be bought on resale.
Are my children over 18 included?
Unmarried student children up to 25 can be included under conditions. Financially independent adult children each need an additional investment of the same amount.
